You cannot tell from a bid sheet which trades you will end up chasing.
Every project manager keeps a private list of the trades that give him trouble, and masonry is usually on it. The sub who bid sharp and then could not crew it. The one whose long lead brick never got submitted. The one who reads the ASI for the first time at closeout and shows up with a claim.
Most of the general contractors we work for have hired us before.
Several have been putting Langlois on their jobs for more than a decade, through good markets and slow ones. Not one project and a polite reference. The same crews, job after job.
What we build
Structural CMU and block. Brick and stone veneer. Adhered thin brick. Cast stone and architectural precast. Pavers. Masonry restoration. And EIFS, stucco and waterproofing under the same contract as the block. Most masonry contractors in this region do not offer that.
Who runs it
Josh Langlois started Langlois Construction in July of 2010. He learned the trade from the subcontractor side of the table: nearly four years with a commercial mason doing change orders and billing in the office and mixing mortar, running crews, buying material and handling safety in the field. Then a stretch at a smaller outfit where he also kept the books, which is where he learned as much about how not to run a masonry company as how to. That is when he decided to start his own.
His first week as a project manager, he was handed a punch list on a hospital addition. He marked one item complete: a small patch of brick that needed washing down, sixty feet up a wall. It came back as the only thing on the list that was not done. So they put him on a man lift on the windiest day of the week and sent him up alone to finish it. He kept one hand on the rail the whole time. He will tell you it taught him the thing he still runs the company on: there are some things you do not get to check off, and when somebody gives you a task you follow it to the letter.
He is President and CEO, and he still has his hands in nearly every part of the business. Estimating is what he is best at and what he likes doing, so the number that comes back to you came from the man whose name is on the company.
There is a sticky note on his desk that says Finish what you start. He put it there because he left college football a year early and still regrets it. His father was a banker, and the lesson that stuck was about debt: if you owe it, you pay it. He watched one contractor pay his suppliers on time and another rob Peter to pay Paul, and he decided early which one he was going to be.
He and his wife Rena have three kids.
When something goes sideways
Something goes wrong on nearly every job. What decides how much it costs you is whether your masonry sub reads the documents and tells you early or finds out at closeout. You hear it from us first. An ASI that moves the cost gets a written notice. A long lead item gets flagged before it becomes your schedule problem. A substitution comes to you as a request, not as something quietly built.
A change order prices the difference, not the whole task, and material goes in at what we actually paid. If it turns out we already carried it, it is not a change.
If two notes on the same set disagree, you hear it before bid day. Until the architect picks one, we carry the more expensive reading, because that is what the general note requires.
Bad news used to be the worst part of the day. Now it is the part we want first. Tell us what the problem is and we will go find the way around it.
